Why Massapequa Is Our Highest-Volume Town

Dan's first solo job was a Cape Cod on Elm Street in Massapequa in January 2013. The homeowner paid him on time, referred him to four neighbors, and wrote him a handwritten thank-you card that still hangs in the shop in Hicksville. Carlos finished those four neighbor jobs in the first six months, got another 11 referrals out of them, and Massapequa became the foundation of the business.

Fourteen years later, we are on a Massapequa street almost every week. We have insulated homes in Massapequa proper, Massapequa Park, North Massapequa, Old Massapequa, and down the canals toward South Massapequa. We know the difference between a 1955 Cape on Roosevelt Drive and a 1968 Hi-Ranch on Jerusalem Avenue, and we spec them differently.

What Massapequa Homes Need From a Insulation Contractor

Massapequa has a wider range of housing styles than most Nassau towns, because it was built out in waves from 1948 through the 1980s.

Levittown-era capes (1948-1955). Small capes on the original grid streets. Roughly 1,000 sqft, steep roofs, often with a rear bump-out added later. These respond well to open-cell spray foam because their original walls have minimal insulation.

1960s ranches and hi-ranches. Mid-century tract homes on the streets south of Sunrise Highway. Often with carports converted to rooms. blown-in cellulose is the workhorse material for these.

1970s-80s colonials. Larger 2-story homes on the north side of Massapequa (toward Massapequa Park and Old Massapequa). These are excellent Spray Foam candidates, and we have done dozens of Spray Foam installs here.

Canal-adjacent homes (Harbor Green, South Massapequa). Homes built on the canals off the Great South Bay. These see significant salt exposure and benefit from Spray Foam or dense-pack cellulose, not standard fiberglass. We have opinions about this and we will share them on the walk-through.

Massapequa Things We Think About on Every Job

Salt air on canal homes. If your house is within 500 feet of the canals or the bay, vinyl will fade faster and aluminum trim will corrode. We always recommend spray foam or blown-in cellulose for these houses. Insurance carriers often discount spray foam too.

Sandy damage legacy. A lot of Massapequa homes south of Merrick Road were flooded or wind-damaged during Sandy in 2012. Some were rebuilt with quick-fix insulation that is now failing 13 years later. We find this often. If you have "the new insulation from 2013" and it is already looking tired, there is a reason.

Flood zone requirements. Parts of South Massapequa and the canal neighborhoods are in FEMA flood zones. Reinsulation does not usually trigger flood compliance review, but elevated homes have slightly different detail requirements. We know them.

Mature trees. Like Hicksville, Massapequa has great street trees that complicate staging. We work around them. We have not broken a branch in 14 years (knock wood).

Colonial on Merrick Road, 2025. Full insulate in closed-cell spray foam, white Air Sealing corners, dense-pack netting at cavities. 2,400 sqft exterior. 14 working days. $52,000. Customer found us through a Google search for "closed-cell spray foam preferred contractor Long Island".

1950s Cape on Elm Street, 2024. Full blown-in cellulose open-cell foam open-cell spray foam in Colonial White with cellulose-look gables. 1,200 sqft exterior. 9 working days. $23,500. This is two doors down from Carlos's first-ever solo job.

Hi-Ranch on Jerusalem Avenue, 2024. Full blown-in cellulose vinyl in Sterling Gray with matching trim. 2,000 sqft exterior. 10 working days. $22,500.

Canal home on East Shore Drive, 2023. Full dense-pack cellulose in Coastal Gray with copper drip caps. 2,100 sqft exterior. 13 working days. $48,500. Customer lives 200 feet from open water and the old vinyl had faded badly from salt exposure.

Storm damage in North Massapequa, 2024. Tree limb through the east wall. Emergency tarp same day, 24 panels replaced + 30 sqft of sheathing in 5 days. $3,850, covered by insurance.

Massapequa Building Permits

Massapequa is in the Town of Oyster Bay building department (same as Hicksville). The village of Massapequa Park has its own additional review for properties within the incorporated village boundaries. Typical permit turnaround is 7-14 business days.
